The spring market has sprung!

Back in November, I wrote a post about central Indiana potentially becoming a seller’s market.  More than three months later it appears we may be even closer to that reality.  There are a couple of items that point to this – The KCM Blog recently published this map showing shadow inventory by state.  Shadow inventory is term that describes the amount of inventory that is not on the market but could be coming.  This would include potential foreclosures and bank owned properties not listed.

Though Indiana is on the low end of the spectrum, there is clearly more inventory waiting to come on the market…but it is not on the market currently.  My second indication that we are closer to a seller’s market was the conversation I had yesterday with a Human Resources contact in charge of relocation for one of our major corporations.  One of the biggest challenges he is currently facing – finding a quality selection of acceptable properties for long term lease or purchase for his incoming transfers.
